Terms of Service

1. What MulkStay is

MulkStay is an owner-first property management service for short and medium-term stays in Egypt. We are not an online travel agency, not a broker of property sales, and we never take ownership of your property. We act on your behalf under a written agreement.

2. The estimator

• Estimates are illustrative and produced by a simplified model from the inputs you provide.
• They are not a property valuation, market appraisal, financial advice or an offer.
• They are not a guarantee of income, yield or occupancy. Actual performance depends on readiness, condition, location specifics, seasonality, regulation and market conditions.
• Ranges may change as we learn more about your property or as the model is updated.

3. Requests and eligibility

• Submitting an assessment or management request creates no obligation on either side.
• We verify your email before a management request is created.
• Eligibility is never automatic. We review ownership documents, unit type, building rules, permitted use, location and condition.
• We may decline a property, or defer it until readiness work is completed.

4. Your responsibilities

• Provide accurate information about the property, its ownership and any existing tenancy.
• Confirm you are the owner or hold written authority to let the property.
• Disclose building rules, mortgages, co-ownership arrangements or restrictions that affect short-term letting.
• Keep insurance, utilities and any required permissions in place as agreed.

5. Fees

Management is charged as an agreed percentage of revenue. Readiness work and approved maintenance are priced separately and in advance. All fees are set out in the management agreement before any listing goes live. Nothing on this website is a fee quotation.

6. Acceptable use of this website

• Do not submit false ownership claims or another person's contact details.
• Do not attempt to bypass verification, rate limits or access controls.
• Do not scrape, copy or republish site content, branding or the estimator model without written permission.

7. Intellectual property

The MulkStay name, brand marks, site content, service structure and estimator model belong to MulkStay. You keep all rights in the property information, photographs and documents you provide, and grant us permission to use them to deliver the services you request.

8. Liability

The website and the estimator are provided as they are. To the extent permitted by law, MulkStay is not liable for decisions taken solely on the basis of an illustrative estimate. Liability connected to managed properties is governed by the management agreement.

9. Changes and governing law

We may update these terms as the service develops; the date above shows the last update. These terms are governed by the laws of the Arab Republic of Egypt.
