Management Agreement Overview

Last updated: 22 August 2026Effective from: 1 September 2026

This overview explains, in plain language, what a MulkStay management agreement normally covers so you know what to expect before anything is signed.

It is a summary for orientation only. The signed agreement is the binding document, and its wording prevails wherever the two differ.

1. Parties and appointment

The agreement is between you, as owner or authorised representative, and MulkStay as manager. You appoint us to market and operate the property for short and medium-term stays. Ownership, and the right to end the appointment, remain yours throughout.

2. Before signing

  • Ownership proof, or written authority to let, is verified.
  • Eligibility review: unit type, building rules, permitted use, location and condition.
  • A readiness inspection with a written list of required works and indicative costs.
  • Agreement on fees, owner-use dates and the approval threshold for spending.

3. Scope of services

  • Readiness: deep clean, repairs, furnishing and supplies, safety items, photography and listing build.
  • Distribution: publishing to booking channels and handling direct requests.
  • Pricing management within an agreed strategy.
  • Guest screening, communication, check-in and check-out.
  • Housekeeping and turnover between stays.
  • Preventive checks, condition documentation and maintenance coordination.
  • Monthly statements and performance reporting through the owner portal.

4. Owner use

You can block dates for your own use. Owner-use weeks are recorded in the agreement and blocked in the calendar, with reasonable notice so confirmed bookings are not disturbed.

5. Fees and payouts

  • Management fee: an agreed percentage of revenue collected for the property.
  • Readiness work and approved maintenance: quoted and approved separately, before work starts.
  • Spending above the agreed threshold requires your approval in the owner portal.
  • Monthly statements itemise revenue, channel costs, expenses, fees and the net payout, which is transferred to the account you nominate on the agreed schedule.

6. Responsibilities

  • Owner: accurate ownership information, insurance and required permissions, utilities and building dues as agreed, and timely responses to approval requests.
  • MulkStay: operating to the agreed standard, documenting property condition, escalating urgent issues to a named local contact, and reporting transparently.

7. Damage and incidents

Guests are screened, house rules apply, and condition is documented before and after stays. Channel damage cover or deposits apply according to each channel's rules. Incidents are reported to you with evidence and a proposed resolution.

8. Term, renewal and exit

The agreement runs for a fixed initial term and then continues until either side ends it with the agreed notice. Confirmed bookings are honoured or handed over in an orderly way, final statements are issued, and keys, access credentials and documents are returned to you.

9. Remote signing

The management agreement is signed remotely with a legally binding digital signature. You can complete it from your country of residence with no travel and no posted paperwork; identity and ownership documents are verified digitally in the same step.

10. Requesting the full document

Ask for the current agreement template at legal@mulkstay.com, or request property management from the home page and we will send it with your eligibility outcome.
