Owner-first property management in Egypt

Your property in Egypt.
Managed while you are away.

Why Mulk?

Ownership, put to work.

In Arabic, Mulk (مُلك) means ownership — property that belongs to you. MulkStay expresses what happens when that ownership is put to work: a home that is professionally prepared and hosted through managed stays, instead of sitting closed for years.

Mulk — ownership

Your name, your asset, your decisions. We operate on your behalf under a written agreement; we never take ownership of your property.

Stay — managed stays

Short and mid-term stays run to a defined operating standard: preparation, hosting, cleaning, checks and reporting.

MulkStay Care — the care philosophy

Care is not a side service. It is how we treat a property that its owner cannot visit: preventive checks, documented condition, and escalation paths inside the master brand.

MulkCare is reserved as a future standalone concept. On this platform, the care standard is delivered as MulkStay Care.

The reality for owners abroad

A closed apartment is not a neutral asset.

It still ages, still costs money, and still needs someone on the ground. Most owners abroad recognise at least three of these.

  • The unit sits closed

Years pass with no use and no income, while the property quietly depreciates.

  • Earning potential is unclear

No reliable way to judge what the unit could realistically achieve as a managed stay.

  • Operations are a second job

Listings, pricing, messages, check-ins, cleaning and supplies — all across time zones.

  • Maintenance has no owner

A leak, an AC failure or an appliance breakdown needs someone who can be there today.

  • Guest issues escalate fast

Screening, house rules, noise, deposits and damage all need a local, accountable response.

  • Trust and reporting are thin

Informal arrangements with relatives or brokers rarely produce evidence, statements or a paper trail.

Trust & compliance

Eligibility and readiness come first.

Not every property is suitable for managed short-term stays. We assess before we activate, and we say no when a property is not ready.

Ownership verification
Documented proof of ownership or written authority to let is required before onboarding continues.
Property eligibility review
Building rules, unit type, location and permitted use are reviewed. Eligibility is never automatic.
Readiness checks
Condition, utilities, safety items and furnishing standard must meet an operating baseline before activation.
Written agreement
Scope, fees, responsibilities, owner-use rules and termination are set out in writing before any listing goes live.
Regulatory posture
We operate in line with applicable Egyptian regulations and platform requirements for the channels used, and update our process as they change.
Data handling
Owner documents are used for verification and operations only, and are shared with third parties only where required.
